At Lewis Brothers Properties, we are real estate investors & renovation experts. We’ve paired our contracting and construction experience with our love for real estate, and it has taken us across Southern Ontario buying, renovating & selling houses. We do a mix of Single Family Flips, and Duplex Conversions. We love checking out the latest design trends, but we also like to push the boundaries and add our own touch to our projects. Because we do both single family & multi-family properties, we use different styles and designs to attract a range of potential buyers. When renovating a single family home to sell, we can be bold in our work. Higher end features, accent walls, custom millwork, and bold pops of colour & texture. On the other hand, our duplex conversions are usually sold to investors, so we use more timeless elements that are sustainable and durable.
Our latest project was a single family flip in Oshawa that just sold on the market this week. When we purchased the house it was fairly original, so we did a complete overhaul. 10 weeks, lots of hard work, and several bins later - we were complete and ready for market.
Here are some of the design & renovation trends we incorporated into this project:
Buyers & homeowners alike love an open concept living space. Because the kitchen really becomes the heart of the home, having a large and open kitchen with lots of seating space that opens up to living & family space is a huge selling feature.
When possible, removing a wall between the kitchen and living room can make a huge difference when it comes time to sell. Incorporating a large island maximizes counter space and
functionality, allowing for more
seating and great entertaining.
Using one paint colour throughout the home really makes the space feel cohesive, while also being bright and airy. Because we sell our homes after renovation, we always choose a light and neutral paint colour. A neutral colour makes it easy for buyers to visualize the space with their own stuff, it also makes staging & artwork look great, and doesn’t put anyone off (who wants a bright blue living room!). We love Silver Satin, by Benjamin Moore.
Adding applied moulding is a quick and easy way to add wow factor to any space - without the big price tag. Using just a simple wall moulding (that compliments your trim profile) and a sheet of MDF, you have an accent wall that makes any room look high-end. We like to do one wall in the dining room, living room, or master bedroom. Paint the trim wall colour to match the rest of the room, and you have quickly & easily added dimension and interest to a once basic room.
There are several options when it comes to choosing a cabinet style for the kitchen. Some of them can be trendy, but quickly go out of style. We love using a double-shaker style door with a bold handle. The shaker style is a classic, and always looks good. Double shaker adds depth, visual interest, and makes the kitchen look high-end. Use the same for the bathroom vanities and you’ve got a totally custom look.
Even if you love a neutral and clean look throughout the house, the kitchen backsplash is a great place to experiment. We are all about a bold colour, interesting pattern or unique texture. You can really have fun with the backsplash, choose something that suits your style and run with it. Here we chose a basic subway tile - but in blue - and we didn’t stop there. A bold herringbone pattern takes it to the next level (it may be small but it’s mighty!).
